The new rules, notified on December 24, 2024, mark a significant push toward enhancing land use efficiency and attracting greater investment into the state.<\/p>\n<p class=\"\" data-start=\"638\" data-end=\"999\">The amendments, implemented under the leadership of Chief Minister Vishnu Dev Sai, increase the Floor Area Ratio (FAR) for flattened industries from 1.5 to 3.0. This change will enable businesses\u2014especially Micro, Small and Medium Enterprises (MSMEs) and startups\u2014to expand operations vertically, gaining more functional space without acquiring additional land.<\/p>\n<p class=\"\" data-start=\"1001\" data-end=\"1248\">\u201cThese reforms are a game-changer for Chhattisgarh\u2019s industrial landscape,\u201d said Chief Minister Sai. \u201cThey will unlock new opportunities for investment, job creation, and economic advancement, while ensuring optimal utilization of available land.\u201d<\/p>\n<p class=\"\" data-start=\"1250\" data-end=\"1290\">Key highlights of the amendment include:<\/p>\n<ul data-start=\"1292\" data-end=\"1766\">\n<li class=\"\" data-start=\"1292\" data-end=\"1443\">\n<p class=\"\" data-start=\"1294\" data-end=\"1443\"><strong data-start=\"1294\" data-end=\"1336\">Higher Floor Area Ratio for Industries<\/strong>: FAR increased from 1.5 to 3.0 for industrial plots, allowing double construction on the same land parcel.<\/p>\n<\/li>\n<li class=\"\" data-start=\"1444\" data-end=\"1640\">\n<p class=\"\" data-start=\"1446\" data-end=\"1640\"><strong data-start=\"1446\" data-end=\"1475\">Increased Ground Coverage<\/strong>: The permissible ground coverage for industrial plots has been raised from 60% to 70%, allowing businesses to utilize more of their land for operational facilities.<\/p>\n<\/li>\n<li class=\"\" data-start=\"1641\" data-end=\"1766\">\n<p class=\"\" data-start=\"1643\" data-end=\"1766\"><strong data-start=\"1643\" data-end=\"1675\">Reduced Setback Requirements<\/strong>: Adjustments to setback norms will further enable industries to maximize their land usage.<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"1768\" data-end=\"2186\">For commercial buildings located within municipal and development authority areas, a minimum FAR of 5.0 has been introduced. This is applicable to plots measuring 5 acres or more, provided they are accessible via roads at least 100 meters wide. In designated Central Business Districts (CBDs) or Transit Oriented Development (TOD) zones, an additional FAR of 2.0 is permitted, potentially raising the total FAR to 7.0.<\/p>\n<p class=\"\" data-start=\"2188\" data-end=\"2474\">The Town and Village Investment Department framed these amendments as part of a broader industry-friendly policy.
