263 housing projects cleared; demonstration housing project using modern technology to come up in Ratanpur
TFP Bureau, Raipur, March 7,2026: A major boost to urban housing development in Chhattisgarh has come with the approval of more than ₹435 crore in central assistance for the construction of 28,461 houses under Pradhan Mantri Awas Yojana (Urban) 2.0. The approval was granted by the Central Sanction and Monitoring Committee of the Ministry of Housing and Urban Affairs during a meeting held on February 23, paving the way for large-scale housing construction for economically weaker families in urban areas of the state.
The decision is expected to significantly accelerate the implementation of the national vision of “Housing for All”, a flagship initiative of Prime Minister Narendra Modi aimed at ensuring safe, affordable and dignified housing for every citizen.
Welcoming the approval, Chief Minister Vishnu Deo Sai described it as a significant achievement for the state and said the scheme would help thousands of urban poor families realise their long-cherished dream of owning a permanent house. He expressed gratitude to the central government for extending strong support to the state’s housing initiatives.
Through this approval, thousands of families who are currently living in inadequate or temporary structures will soon be able to move into secure and dignified homes, the Chief Minister said, adding that the initiative reflects the government’s commitment to inclusive urban development and improved living standards.
263 housing projects approved across the state
Under the newly approved proposals, 263 housing projects will be implemented across various urban local bodies in the state. These projects include 211 Beneficiary-Led Construction (BLC) projects and 52 Affordable Housing Partnership (AHP) projects, through which a total of 28,461 houses will be constructed.
Officials said the projects will significantly strengthen the urban housing infrastructure in the state and are scheduled to be completed within 36 months.
Under the Beneficiary-Led Construction (BLC) component, eligible beneficiaries who already own land will be able to build permanent houses with financial assistance from the government. In total, 13,058 houses have been sanctioned under this component.
In the first batch of BLC approvals, 3,844 houses across 52 projects were sanctioned with central assistance of ₹57.66 crore. In the second batch, 9,214 houses across 159 projects received approval with ₹138.21 crore in central assistance.
The average project cost per house under this component is estimated at around ₹3.89 lakh, making it an affordable housing option for economically weaker sections in urban areas.
Affordable Housing Partnership projects
A major share of the approved houses will be constructed under the Affordable Housing Partnership (AHP) component, which focuses on building residential complexes on government land through public agencies and development authorities.
Under this component, 15,363 houses will be developed with modern housing facilities aimed at improving living conditions for urban poor families and supporting slum redevelopment in several towns and cities.
In the first phase, 6,996 houses across 24 projects were approved, while the second phase includes 8,367 houses across 28 projects. The per-unit cost for houses under this category is approximately ₹5.75 lakh, and all projects will be implemented with modern amenities and infrastructure.
Officials said the AHP projects will play an important role in ensuring planned urban expansion while providing safe housing for families living in informal settlements.
State exceeds housing proposal target
The central government had set a target for Chhattisgarh to submit proposals for 50,000 houses under the scheme by March 2026. Demonstrating proactive planning, the state government surpassed the target by submitting proposals for 52,588 houses.
This achievement was appreciated during the meeting of the Central Sanction and Monitoring Committee, highlighting the state’s commitment to expanding affordable housing opportunities.
The Urban Administration and Development Department prepared detailed project reports, beneficiary lists, land records and other required documentation in accordance with central guidelines. All project data was uploaded to the Unified Web Portal to ensure transparent monitoring of the scheme.
Financial assistance will be transferred directly to beneficiaries through Aadhaar-based Direct Benefit Transfer (DBT), which officials say will ensure transparency and efficiency in the disbursement of funds.
Demonstration housing project in Ratanpur
In addition to the housing projects, the committee also approved a special demonstration housing project in Ratanpur aimed at promoting advanced construction technologies.
Under this project, 40 houses will be constructed using innovative building techniques by the Building Materials and Technology Promotion Council (BMTPC). The project forms part of a national initiative to demonstrate modern and sustainable housing technologies that can improve construction efficiency and durability.
The houses built under this demonstration project will be made available on rent to eligible beneficiaries through the State Urban Development Agency (SUDA).
Ratanpur, a historic town and an important tourist destination in Bilaspur district, has been selected for the project due to its growing urban needs and tourism potential. Officials said the initiative could also contribute to strengthening local infrastructure and promoting tourism in the region.
Government reiterates commitment to housing security
Deputy Chief Minister Arun Sao, who also holds the Urban Administration and Development portfolio, said the state government remains committed to ensuring effective implementation of PM Awas Yojana (Urban) 2.0.
He said the department is conducting regular review meetings to monitor progress and ensure that eligible beneficiaries are connected with the scheme in a time-bound manner. Coordination with urban local bodies is also being strengthened to identify beneficiaries and accelerate construction.
The central assistance of ₹435 crore will significantly accelerate housing construction in the state and help deliver secure, affordable and dignified homes to thousands of families, he said.
He added that the government’s objective is not only to provide housing but also to ensure that urban residents have access to better infrastructure, essential services and improved living conditions.
With large-scale housing construction set to begin under the newly approved projects, the initiative is expected to transform the urban housing landscape in Chhattisgarh while bringing the state closer to achieving the goal of housing security for all.
